These terms govern your use of this PropertyIQ deployment.

1. The service

PropertyIQ provides tools for packaging property deals, publishing investor brochures, and managing a sourcing pipeline. It does not provide financial, investment, mortgage, tax or legal advice.

2. Your account

You are responsible for keeping your credentials secure and for everything published from your account. Content you publish must be accurate and lawful.

3. Published brochures

Once a brochure is published its public link is locked so previously shared copies keep working. You remain responsible for the accuracy of every figure and claim on it.

4. Third-party data

Property lookups draw on public sources including HM Land Registry, postcodes.io, the EPC register and the Environment Agency. These are provided as-is and may be incomplete or out of date. Rightmove links open a third-party site whose listings are not part of this service.

5. Calculations

The investment calculator is illustrative. All figures are estimates based on the inputs you supply and may not reflect actual market conditions, lender criteria or future performance.

6. Termination

You may stop using the service at any time. Deleting a deal removes its data, including any published brochure, permanently.
